Biography

Palapoom Mattayomchan is an associate in Tilleke & Gibbins’ corporate and commercial group in Bangkok. He advises both international and local clients on real estate matters and due diligence exercises. He also assists in drafting legal documents, advisory notes, and reports for various client projects, often undertaking extensive research. His background also includes work in debt capital markets.

Companies and investors rely on Palapoom for his deep understanding of Thai real estate law and his ability to help clients in various industries achieve their commercial property-related goals in Thailand. He regularly supports clients in navigating complex property transactions and regulatory requirements.

Prior to joining Tilleke & Gibbins, Palapoom worked in the Bangkok office of an international law firm. Palapoom holds an LLB in Business Law from Thammasat University.

Experience

  • Conducted comprehensive land due diligence, analyzing land title deed issuance history, zoning, mortgages, servitudes, cadastral maps, access routes, land and building tax records, and litigation records for large-scale real estate and industrial projects.
  • Represented clients in land and condominium ownership transfer, mortgage, and land lease registration before Thailand’s Land Department.
  • Assisted clients in submitting applications in relation to the acquisition of land in an industrial estate with the Industrial Estate Authority of Thailand.
  • Assisted in preparing regulatory advice on franchising, trademark registration, and manufacturing operations, enabling clients to navigate Thailand’s legal framework efficiently.
  • Assisted in reviewing land sales and purchase agreements and land lease agreements.
  • Conducted legal research on real estate regulations and Supreme Court decisions.
