Supranee is a senior associate in Tilleke & Gibbins’ corporate and commercial group, with special expertise in real estate, retail, hospitality and leisure, commercial real estate, and property funds. She assists real estate developers, hotel operators, investment funds, and a wide range of other multinational and domestic clients with various commercial transactions and other legal needs. Supranee’s wide-ranging experience in commercial real estate transactions—encompassing acquisitions, disposals, due diligence investigations, compliance with local law, drafting and negotiation of lease and purchase agreements, other investor-related documentation, and commercial contracts—makes her a sought-after advisor for overseas and domestic real estate investors.

Prior to joining Tilleke & Gibbins, she spent approximately 20 years practicing in the field of real estate at a leading international law firm in Bangkok, where she played a key role in advising domestic and multinational clients on real estate investment, project development, and major real estate transactions. She also spent time working as an in-house lawyer for a leading financial institution in Thailand.

  • Provided comprehensive real-estate legal advice to a leading retail and wholesale business operator in Thailand—especially in relation to new project development and existing properties. This included conducting property due diligence, advising and preparing contracts for acquisition of land and buildings (leasehold and freehold) for retail and wholesale businesses, and providing advice on construction and operation related issues.
  • Advised a leading retail and whole business operator in Thailand on transactions involving selected retail outlets and various other real estate matters as part of the sale of its entire business interest and operations in Thailand.
  • Advised a multinational technology and e-commerce company on its acquisition of land for construction of data center facilities in industrial estates in Chon Buri and Rayong Provinces, valued at approximately of THB 700 million (approx. USD 21.2 million). This included conducting land due diligence, preparing contracts for acquisition, and registering the land purchase, as well as reviewing the global construction agreement, design agreement, and purchase and sale agreement templates.
  • Represented the Thai subsidiary of a leading property development company in Hong Kong in relation to the purchase of land and buildings in Bangkok valued at approximately of THB 1.3 billion (approx. USD 39.3 million) for development of a high-end residential project.
  • Advised a high-end fitness club on all aspects of its entry into Thailand and development of fitness clubs. The advice included due diligence, negotiation and preparation of lease and service agreements, and fit-out construction agreements for premises at various shopping malls and office buildings in Bangkok and other provinces in Thailand.
  • Represented a number of leading property developers in relation to the purchase of land for development of hotels, resorts, and condominiums.
  • Represented a leading assurance company in relation to the sale and purchase agreement for acquisition of land for development of an office building in Bangkok.
  • Advised an affiliated company of one of the largest department store groups in Thailand on its acquisition of land and a factory in Pathum Thani Province, valued at approximately THB 36 million, for use as a central cooking facility. This included conducting due diligence, preparing all agreements, and dealing with the transfer of the land and factory.
  • Advised an investment fund on construction and development of a series of integrated waste management facilities and waste-to-energy power projects in Samut Sakhon and Samut Prakan Provinces.
  • Advised a public utilities company (in which the Provincial Waterworks Authority is a major shareholder) on project-related land, real estate, and construction matters and reviewed the construction agreement, power purchase agreement, and service agreement for water pipeline system management, as well as preparing templates for construction contracts and agreements for engaging engineering and design consultants.
  • Advised a world-leading hotel chain on legal due diligence, assisted with risk minimization, and provided various advice in relation to its new projects throughout Thailand.
  • Advised a number of leading condominium developers on the compliance of their standard agreements for sale of condominium units and reviewed their condominium unit sale and purchase  agreement templates
  • Advised a leading Thai multinational hospitality company on its global development and coordinated with local counsel in other jurisdictions on various legal advice.
