POSITION SUMMARY

Areas of Responsibility

Legal Practice

  • Provide legal advice on real estate transactions, including commercial leases, acquisitions, sales, financings, zoning, construction, property development projects, and regulatory compliance.
  • Conduct property due diligence, including title searches, land and building tax considerations, and lease reviews.
  • Draft, review, and negotiate legal documents related to real estate and corporate transactions, such as sale and purchase agreements, lease agreements, financing agreements, shareholders’ agreements, construction agreements, hotel and/or branded residence management agreements, and other ancillary agreements.
  • Prepare requisite documents for real estate registrations and submit applications with relevant authorities.
  • Advise clients in applying for approvals or licenses such as construction permits, factory operation licenses, IEAT permits and licenses, and hotel licenses.
  • Conduct legal research on complex issues such as corporate structure, foreign ownership solutions, regulatory licensing, etc.
  • Perform other assigned legal work in corporate and/or commercial areas related to real estate and hospitality.
  • Formulate legal strategies, provide legal opinions and analytical responses to clients, and act as the primary point of contact for clients.
  • Monitor changes in laws and regulations that may affect client operations or real estate practices.

Client Development and Work and Relationships Management

  • Take initiative in designing and implementing business development and marketing plans for Real Estate practice group for Thailand office and the firm’s overseas offices in the region.
  • Regularly publish articles and give presentations that increase the firm’s visibility, which results in new business opportunities.
  • Participate in crafting proposals and pitch for new business from current or prospective clients.
  • Identify and participate in relevant events and conferences as agreed partner(s)/department heads.
  • Take full ownership of work with minimal oversight from senior(s) or partner(s).
  • Effectively and efficiently manage projects and matters well.

Mentoring

  • Mentor associates and help them in developing legal skills, work management, and client relationships.

Administrative Tasks

  • Manage other administrative tasks in professional and timely manners such as time recording, invoicing, billing, and chasing aged-debt, matter opening, conflicts of interest, etc.

Specification

Knowledge and Experience

  • Bachelor’s degree of Laws (LL.B.) required, and Master of Laws (LL.M.) in the relevant field preferred.
  • Lawyer’s License preferred.
  • At least 10 years of experience in corporate and real estate-related legal work, preferably in a law firm.
  • Experience in conducting property due diligence and legal research, handling registration with relevant land offices, and reviewing and negotiating real estate and hospitality related agreements.
  • Ability and availability to travel (as required).
